Many of us have experienced hardships, unexpected events and even things as simple as self employment that can make getting a traditional loan a difficult task. And on occasion, even with stellar credit history, the time and/or uncertainty of getting the loan can cause the loss of a deal on a house you want. Since we are able to close relatively quickly and as a cash buyer, we work with our clients to not only get in the house they desire, but also make as good a deal as possible.
These days qualifying for a home mortgage is one of the most stressful things a person can go through and given a choice most individuals see owning your own home as a source of stability and happiness not present when subject to an individual landlord whims and uncertain rent increases. While this program is primarily designed for owner/occupants, as long as a customer's income will justify the monthly payment, we are able to work with those looking for a second home, buy an investment property that's a fix and flip, or even the family that is selling a home to move to a different location. We understand that the timing of a sale may not always line up with the timing of the new home purchase. Also, we allow a simultaneous option exercise and sale by our customers, but in this scenario we charge a minimum commission on the sale. For example, if you bought a home, and after a few years your job changed, or had another opportunity, or the desire to move, you could sell the home and reap the benefits of your care for the home and the market improvements.
